The only good housing on base for enlisted families are the very, very few new homes available. The rest of enlisted housing is horrible, old homes built back when the base was established. They were “renovated” over the last two years, but all that means is a fresh coat of paint and some cheap siding slapped on the outside. If you are lucky enough to be the family of an officer, you will most likely be offered one of the new “mini mansions”. They are quite large homes with 2-3 car garages, beautiful kitchens, and larger yards. THey have also built several large duplexes for senior enlisted that are on par with the new officer housing, with the exception of being connected to another home and some have virtually no yard at all. Off base, Jacksonville is horrible. It can best be classified as ghetto. For anyone wanting to live off base without worrying about crime, your best bet is Cabot, Ward, or areas out the back gate towards Mayflower. I would give base housing 2/5 stars…its a roof over your head (for enlisted), but it leaves a lot to be desired.

All the houses are renovated, there are some old houses but they are blocked off and no one lives in them anymore. They finished re-doing the houses in 2010. The enlisted houses are nice looking. There are some single standing enlisted houses but most of them are connected to each other. The office housing are grouped together and they are really nice and big. The enlisted houses are small but it depends on what you get. They have 2 bedroom, 3 bedroom, and 4 bedroom. I live in a 3 bedroom and its ok size but not a lot of storage space. They give you a tiny shed to store stuff in but its small. Our old neighbors we never heard but our new neighbors we hear them all the time. I guess it depends on who you get as a neighbor. We try to be respectful and not be to loud. They have a nice park next to the base housing office that my son loves. They also have smaller parks through out housing. Also have a lake that you can fish in. They have yard inspections and if you dont meet it they will give you a ticket. The rules are pretty easy to follow. Over all its okay it is just whatever you make of it.

My husband will put on master soon and we just got to LR AFB. They were prompt in offering us a two bedroom old home like was mentioned in the first post. The home was less than 1,000 sq foot. For the amount of money we make for BAH there’s no way we can hand that over to them for such a tiny old house and I don’t see how they get away with it. We’re looking for a home in Cabot and Vilonia right now and I highly recommend those areas. It took us 15 min to drive to the base and Conway is GREAT which is a 9 min drive from Vilonia. Both Vilonia and Cabot have wonderful schools. The base itself is nice, we love it. But this is our 4th base and even homes even been moved from so they could build new ones at other bases, were way nicer than what they offer.

I live in officer housing and have been pretty pleased. If you are Field Grade, I would recommend that you insist on Colorado Avenue. It is a cul-de-sac and the street is lined with kids playing. This is the biggest selling point: your kids can run and play without fear. The only traffic is from neighbors (whose kids are probably also playing) and it’s a great neighborhood. There is a housing surplus now, and we have several company-grade families in the neighborhood. If you’re company-grade, I’d suggest requesting FGO housing, as I’m told you’ll pay your CGO BAH for a much nicer home.

There is CGO housing near the Clinic and school. I’ve heard they will try to put you in one of the larger duplexes. They’re nice, but still a duplex. Instead, insist on one of the 3 BR CGO homes, which are closer to the school. If you’re enlisted, I would suggest that you request the Alabama loop. It rings part of the FGO housing and is close to the lake, walking trail, and back gate.

Another reviewer mentioned Cabot as the only safe alternative (Jacksonville is pretty rough). That’s about a 30-minute commute when traffic isn’t busy. I’d suggest Base Meadows, which is right outside of the back gate (it literally adjoins the AFB boundary).
